What we do in Cape Town

Most of our projects are external redecoration. Repairs and preparation are a focal point prior to any application. Work is done in accordance with the manufacturer's specifications to ensure longevity.

  1. External redecoration

Walls, soffits, eaves, woodwork, metalwork and fibre cement, prepared and repainted. We quote for the whole building or only the parts required.

  2. Waterproofing

Points of ingress into the building are attended to, preventing moisture penetration.

  3. Crack and joint repairs

Cracks raked out and filled flush, and the joints between frames and plaster sealed, so the wall is watertight before it's painted.

  4. Wall, window and fascia restoration

Rusted metal treated and primed, and fascias, bargeboards and window frames repaired or replaced, so every surface is sound before it's painted.

  5. Work at any height

Ladders, scaffolding, a cherry picker or rope access: whichever the project needs, from double-storey townhouses to high-rise apartments.

  6. Maintenance programmes

A planned programme for body corporates and building managers, so the property keeps looking its best and a big repaint never comes as a surprise.

How a contract works

  1. Site visit and tender

We walk the building with you, then send a written tender: detailed scope of work, how each surface is prepared, and one fixed price.

  2. A start date

Once accepted, we furnish a start date, often within three weeks. Most projects take two to four weeks to complete.

  3. A foreman on site

A qualified foreman runs the site every day, and our contracts manager monitors progress in accordance with the manufacturer's specification.

  4. Payment on progress

No deposit. Half is due at the halfway point and the balance on completion.

Four decades of painting Cape Town's buildings

Mike Gregory has painted buildings in Cape Town since 1985, first as a founding member of Gregory & Jones and now with his own team as Mike Gregory Projects.

Most of our clients are body corporates, managing agents, schools and business parks. They need a contractor who keeps people safe, works around residents and staff, and leaves the building looking right for years.

Our team wear company overalls so residents know who we are. A SHE file is kept on site as the Occupational Health and Safety Act requires, and every worker is covered for injury on duty. We are registered with the BIBC.

Questions trustees ask us

Do you quote for body corporates and managing agents?

Yes, it's most of our work. We visit the building and send a written tender with the scope, the specification and a fixed price, so trustees can compare it line by line with other quotes.

Do you need a deposit?

No. We ask for 50% at the halfway point and the balance on completion.

How long will our building take?

It depends on the size, but most contracts take two to four weeks on site. The tender gives the start date and how long we expect to be there.

How do you work around residents and staff?

The foreman is on site every day as your point of contact. Our team wear company overalls, and we close off any area that isn't safe while we work in it.

Is the work guaranteed?

Yes. Our guarantee starts once the contract is complete and paid. It doesn't cover structural movement cracks, or work someone else does on our paint afterwards.

Which areas do you work in?

All of Cape Town. Recent jobs include buildings in the City Bowl and Foreshore, Green Point, Sea Point, Newlands, Claremont, Kenilworth, Harfield Village, Wynberg, Constantia and Muizenberg.

Can we see buildings you've done?

Yes. Recent projects include Canal Quays and Quayside in Cape Town, the Empire in Muizenberg, SACS High School in Newlands and Cape Suites. Contactable references can be supplied. View some examples in our gallery
